I’m newer to the industry as a recently-licensed MLO, and fortunate to work under the tutelage of someone with 20+ years in mortgage lending. We are in Miami, Fl. Thank you for the vídeo- it’s great info for the general public! NMLS 2823518 Jessica Pita

Why do you say that interest rates will reduce in the future? There’s nothing in the global economy that suggests that. There’s no end to inflation on the USD at this point, which means the reserve will continue to escalate interest rates in a desperate attempt to slow inflation.

Literally how do you even accrue 50,000 dollars in CC debt…?
@williamcattr267 · October 16, 2026 at 9:52 pm
Even though my adjustable rate mortgage is at 5.562%, I have little choice to make other than to refinance to tap into the home's equity (it has gone up considerably since I bought it in 2008). Have two high interest credit cards (17.99% and 28%), plus some very needed home repairs, gutters, leaking patio roof, downstairs bathroom. After all, if I do nothing, the home value will decrease if the repairs are neglected. And yes, get rid of the credit cards or at least significantly reduce the limit.

I'm at 7.5 and I'm considering refinancing, owe 119,000 on mortgage, but also wanted to include a loan of 12k would that be a good idea? 😬🤔

I have a family friend who bought a house with a mortgage in the ‘50s for 30k, has paid 100k+, and still owes 100k+ on her mortgage (very rough numbers). How does this happen? Is that a part of refinancing where what you owe increases because there is an appraisal that says the value of the home increased? Did she make a poor financial decision? Any information to explain this to me would be appreciated!

Would trying to sell our house before deciding to refinance affect anything? We really don't desire to stay where we are but if we couldn't sell our house do the banks look negatively on that if you try to refinance after?

I literally understand refinancing a mortgage less now.
@woodytables8196 · October 16, 2026 at 9:52 pm
When you refinance everyone says your mortgage starts over does that mean that any money I put towards the principle is null and void? We haven't paid off much of our loan as we have only lived here a couple years but if we had paid off say half of a 100k loan and chose to refinance does that mean rather then owe 50k you now owe the 100k again can you please explain? (Idk why anyone would do that but I really don't understand the restarting your mortgage part)

Would you recommend doing a $200k cash-out refinance at today’s higher rates to invest in additional real estate, even if it means giving up a 3% mortgage? When I run the numbers, keeping the house as-is only generates about $1,000 per month in profit, which would take roughly 15 years to reach $200k. I’m trying to weigh slow, steady cash flow versus faster equity growth through reinvestment.
@mrderek800 · October 16, 2026 at 9:52 pm
Guess I'm not in the 90%, UGH. Likely to see interest rates go lower in the future, yet they have done nothing but climb recently.
@RogerBrenon · October 16, 2026 at 9:52 pm
These mortgage companies are liars and criminals when it comes to their fees. They all pull you in with low numbers then smack you hard just before you close. You can never compare different companies actual costs the way they have it designed. They even tell you the numbers THEY advertise are wrong. They're all full of it.

Feeling so discouraged… got denied for a loan again. Don't give up! Shelley Foltmer Fernandez helped me when I was in the same situation. She found a loan program that worked for me when others said no. Just Google her name to find her website. She's a miracle worker!

I love my interest rate just hate how insurance cost and property taxes are raising my cost. In the last 5 years my house cost has gone up an extra 240 dollars per month.

@backrack01 · October 16, 2026 at 9:52 pm
Why use 125,000 as the number to divide with? Whats the significance of it?
(Thank you say saying "thousand" btw. I cant stand when people just say 'k').

@Sicarius1999 · October 16, 2026 at 9:52 pm
5.99 smh hoping it goes down, I’m
Close to 20 percent equity so hoping the refinance falls in line with getting rid of PMI
@kevinshepherd8561 · October 16, 2026 at 9:52 pm
Dude doesn’t understand that life’s not always gonna go as planned and when there’s expenses to be paid but you still need a house and need a refi for cash cause you lost your job or god forbid get in an incident

@MrZeddie15 · October 16, 2026 at 9:52 pm
I’m at 5.75% and got an offer in the mail to refinance to 4.75% saving $500 a month on my mortgage. I’ve been there less than 2 years so resetting the 30 year clock isn’t a big deal. I plan on living there for a very long time. Easy yes? I have a USDA loan.
@geminitalkpodcast565 · October 16, 2026 at 9:52 pm
Does the term of the loan restart when you refinance?
@abundioparets9537 · October 16, 2026 at 9:52 pm
Hi, thank you for this video is very enlightening
My question is if I want to cash out because I know I have a big equity
let’s say owed $200,000 but my house is worth 500,000
How would that work?
Have a low interest right now but I have a lot of monthly payments that I could eliminate and just concentrate on my mortgage payments
Taking this in consideration, what do you think?
Thank you very much
@R0ckstrmik3 · October 16, 2026 at 9:52 pm

I’m thankful to be at 2.5% because we bought our house a year before Covid 🙌🏼
