What is an fha loan? An FHA insured loan is a US Federal Housing Administration mortgage insurance backed mortgage loan that is provided by an FHA-approved lender.
➡ What is fha mortgage insurance? Mortgage insurance is a policy that protects lenders against losses that result from defaults on home mortgages. FHA requires both upfront and annual mortgage insurance for all borrowers, regardless of the amount of down payment.
➡ What is the current upfront mortgage insurance premium for fha loans? The UPMIP is currently at 1.75% of the base loan amount. This applies regardless of the amortization term or LTV ratio.
➡ How do you calculate the monthly mortgage insurance premium for an fha loan? Purchase Price x Percent of Amount Financed x 1.0175 x .0055 / 12
Example Below using a $350,000 purchase price putting 3.5% down:
$350,000 x 96.5 = $337,750
$337,750 x 1.0175 = $343,660
$343,660 x .0055 = $1,890.13
$1,890.13 / 12 = $157.51 / month
FHA loan 2026 requirements
✅FICO® score at least 580 = 3.5% down payment.
✅FICO® score between 500 and 579 = 10% down payment.
✅MIP (Mortgage Insurance Premium ) is required.
✅Debt-to-Income Ratio less than 57%. (back end ratio)
✅The home must be the borrower’s primary residence.
✅Borrower must have steady income and proof of employment.

Can you rent a house as an AirBnB if you bought it with an FHA loan?
@lordhamilton37 · October 30, 2026 at 7:07 am
I love gow you chalk up the fact that paying Mortgage Insurance is the cost of doing business, when an FHA loan is already guarenteed to the lender by the Government, why should they be guaranteed twice, especially when these lenders arent lending actual legal consideration? Obviously this is how its done and been done but that doesnt make it right. Lending is a risk the financial institutions business is lending they should be allowed to operate in the free market the same way other business are, millions of people dont pay their mortgages, those institutions need to fail, thr same way you and i are expected to fail loose our homes, possessions, credit worthiness and the likes.

To improve your credit, I would clean up person information first then dispute collections. This can help get your score up faster 1:53 because collections are easier to get deleted.

Unless you’re in an emergency situation and take a sudden hit an income, I’m not sure why you would refinance out of the loan and restart the amortization table all over again

My husband and I are trying to get a USDA loan but they are saying our debt to income is too high and i dont understand. We do not have alot of debt. Hardly any credit card debt. We have his truck and our current home. Our current home will be sold once the new house is built but we cant sell until then. They are accounting for the home we currently live in and i dont know how to get around it. Is there any tips you can offer?

I’m nearing the 3.5% threshold and currently going through the score optimization. Now I’ve done all the work clearing up old collections with pay for delete, I’ve completely paid down all my credit for a 9% aggregate UT (was at 96 percent UT), now the caveat with FHA is you CANNOT have any student or federal debt in default.
So I consolidated my two loans into one (it’s not much only 8k roughly),
The question I have is will this loan consolidation hurt me ? Keep in mind it will be in forbearance for up to 3 years because I filed a borrowers defense due to my school getting sued for bad for profit practices and misleading conduct.
I’ve done so much to optimize my scores and I am afraid the consolidation loan will hurt my score.
Still waiting for the reports to update, but my lender does do rapid rescore
I’ve got great DTI, plenty of reserves for a down payment etc.
It was only my score and my student loans that were blocking me – my score is so close and I absolutely had to consolidate to clear CAVIRS

In New Jersey if you only put 3.5% down you won’t be able to afford the mortgage with these high interest rates

“Mortgage insurance exists to protect lenders from losses if you default” my friend, I’m not borrowing to purchase a used Toyota Corolla. If I default you get a house that likely went up in or at a minimum retained its value. Not only that you actually get it at a discounted price. if I purchase a 600k home, @ 6.99% and I put $21,000 down (3.5%), my monthly payment to just principal and interest is roughly $3,848. Now assume the average buyer makes good on payments for 5 years before defaulting. They paid 251,880 to the lender. The average yearly home price increase is 3%-5% assume 3% to go in favor of the insurance. The house in default is now worth roughly $695,000. The lender put up $600,000 and the borrower paid $251,880 total with down payment and monthly payments. That means the lender stands to profit roughly $346,880 for 5 years. Thats a 57.5% return over 5 years… and they need insurance?!?!

Do you have advice for a single mother on disability with a 615 credit score that is really needing a home!
@gilbertsickler2528 · October 30, 2026 at 7:07 am
I’m 52 years old and Where I live an average housing cost is between 4-600k I make $4000 a month which is actually pretty darn good and yet to come up with $14-$21,000 living expenses in a rundown 800 ft.² two bedroom apartment runs right around 3400 a month it would take me 10 years just to come up with a 3% that’s not reasonable nor feasible . And that would just be the down payment that’s not including anything else that would go into closing the deal. Besides rocket mortgage will take 1% with 650 + score and they’ll Mach with 2 to 2 1/2% and cover the rest of the costs to just get you in .

My lender / realtor told us that we need a minimum of 640 before we can ask FHA for help.

Question for anyone: How can I convert an FHA home into a non-FHA home after I buy? Talking about social climbing. My ideas so far are making it conservation land, historic property, subdividing or alterations to the house.
@Nebul0us · October 30, 2026 at 7:07 am
If you are a 1st-time home buyer, you can get conventional loans with 3% down. If not first time buyer you can get conventional loans for 5% down. You will get a better rate and lower PMI with conventional loans. The only real reason to go FHA is if your credit/income doesn't qualify for conventional. But honestly if you can get FHA then you are not far from conventional. Especially in today's housing market, I would wait a year and work on your credit to get conventional loan.

We got approved for an fha construction loan last year. We had to pay off a credit card and keep $7k in savings to be approved. Almost done with construction. Total loan was 329k but that includes the modular home, septic, ground mount solar, batteries, water storage, diesel generator as this is completely off-grid. We built on 5 acres we inherited, its been a long process but should be finished in April. After 6 payments we will be refinancing with conventional since we already are under the 80 percent threshold thanks to the equity of the land putting rhe appraisal of the completed project at $450k
