Thank you for the knowledge! How much better rate can someone get if their credit score is in the mid 800's compared to say 750?
I will be getting a pre approval very soon and trying to figure out what to expect

My spouse and I just got denied:( I’m confused as to why. Our DTI is around 25% combined. We’ve recently moved to a new state & I switched job paths but my husband hasn’t and got a raise.
We are in grad school, so I’m not sure if the student debt would’ve affected it. Our credit scores are 750 and 760 respectively.
The loan officer wasn’t sure either so she escalated our situation but I’m so confused

@DavidJohn-rl3ud · October 27, 2026 at 1:51 am

I’ve been told that you can get pre approved over the phone is this not true?

@YourSolventUncle · October 27, 2026 at 1:51 am

Gosh… this took me right back to the day I tried to get preapproved and sat at my dining table whispering to myself like, “Hmmm… okay, don’t panic… just pretend your finances are more organized than that drawer full of random chargers.” I remember uploading my pay stubs with the same energy you use when turning in homework late—hoping the lender wouldn’t judge the little financial plot twists in my bank statements. But the wild part? Once I learned the real trick—clean bank activity, steady deposits, no mystery Cash App adventures, and a credit report that isn’t fighting for its life—the whole process felt way less scary. Getting preapproved in 2026 is basically showing the lender you’re stable, predictable, and not out here buying jet skis on a Tuesday. Trust me, once you get that “You’re preapproved” email, it feels like someone handed you the keys to a future you didn’t even know you were brave enough to want.

Thank you for the tips on how to apply for my home loan that im getting for my home because im above the age of 18! Taxes.

@MasterGolfHacker · October 27, 2026 at 1:51 am

Very informative and helpful video! I noticed you didn't address PMI if down payments were below 20% regardless for FHA or Conventional. Doesn't PMI also apply for FHA down payments below 20%?
Also, are FICO scores considered along with the credit scores? My credit scores are Very Good but haven’t increased as much as I hoped despite paying off my statement balances and being on-time with my car loan payments.
Thanks!!

@paulf3 · October 27, 2026 at 1:51 am

Definitely don't use credit karma for your score. My bank and credit card give me FICO scores that were 60 and 80-point tired and credit karma and those are the scores that the Bank went with.

@LevelUpWithRegine · October 27, 2026 at 1:51 am

Thank you so much for this informative video. Is there a certain way I should have my checkings setup? (for example, I pay bills out of the checkings and other things, so do they look at the money that’s frequently going out of the account and looking at the avg I have left in there on a monthly basis?

@anothersonnyday936 · October 27, 2026 at 1:51 am

Hi Caton, in business for 8 years. I am self-employed. I am a single member LLC, pass through entity. I file my personal tax with a schedule-C for the business. I have three questions.

1. How many years of tax returns do I need? I was told 2 (which is fine) but I was also told 1 depending on what the computer tells the lender? What determines how many years?
2. Some people are saying you don't need business bank statements or P&L statements if you have 2 years of tax returns. However, your video says they can ask for it. What would make a lender ask for business bank statements? a profit loss statement or even balance sheet? is there something that catches your attention? thank you!
3. I file my own taxes, transcript can be found on the IRS if I give them access, will filing own tax be an issue?

@khowe861 · October 27, 2026 at 1:51 am

Thank you so much for this super clear explanation! I have one question: once you get pre-approved with a lender, does that pre-approval expire at any point? For example if I get pre-approved now but end up not buying a house for 6 or 12 months, will I have to redo the pre-approval process at some point? Thanks again!

@laurae4031 · October 27, 2026 at 1:51 am

Health care traveler here! I am currently taking time off in between assignments – since the money is good, I'm fully capable too! If I meet with a mortgage lender now, and don't have a month of pay stubs (since I've been off for a month just to be home) would this be a bad look? Could my interest be higher, even though I'll be starting a new assignment within the month?
