▬▬SUMMARY▬▬
I join my Kenyan real estate agent Pratik to visit three developments in Nairobi (where I ultimately purchased four apartments myself earlier in the year), focusing on the premium neighborhoods of Kilimani and Kileleshwa. We explore one and two bedroom options with varying degrees of amenities and finishings, and provide detailed purchase costs, rental estimates, holding costs and management fees to arrive at realistic net yield figures. We also visit some off-plan developments and explain the benefits of different payment plans on offer. I explain my thesis for investing in Nairobi real estate despite the obvious risks, and important factors to consider when investing in the African context.

How many locals make $580 a month to be able to afford this? Looking a minimum wage in Nairobi, I am curious

Too big worries:
– ability to sell
– yields paid in a volatile currency

You have to give credit to the Chinese
People often times look to the Jews as that group that are the silent hand of control but the Chinese are making deals in Africa that many times don’t even benefit them.
They’re doing this in many African countries ! I have looked at several of the deals they’ve made and many times or most times the deals are not overly unfare
Africans see it this way ‘ let’s use the Chinese as a tool to build out our countries because going through African governments to do anything and build on their own for their own country is almost always gonna come with corruption and big trouble.

Are these apartments completed yet? Would love to get a breakdown video of rentals. I see alot of developers claim 10%- 12% roi. But really hard to find consistant data.
@kaguura2677 · November 7, 2026 at 2:43 am
95% occupancy is very generous for estimates
@humbleinvestors1100 · November 7, 2026 at 2:43 am
Great video blog. This guys transparency is incredible. However, Nairobi is still growing and will see a lot of growth over the next few years. Still not a worthwhile investment & one can generate the same and if not better returns by just parking the same amount of money into an index fund but obviously we are obsessed as people with physical investments than non tangible assets but there’s a place for property and real estate in a diversified portfolio.
