Never heard of the seller paying the buyers agent. No buyers agent has ever suggested that. Buy lays the buyers agent and the seller pays the sellers agent.

Great info! Has anyone here looked into tax deeds yet? We've been getting houses for under $3K.

Before buying any house, It is good to watch this educative and funny movie: The Greedy Realtor (Be careful when you buy a house). Definately lot of lessons to learn.

What cybersecurity protocols would be necessary to prevent rogue AI entities from hijacking our autonomous lunar transport shuttles while they are in the "communication blackout" zone behind the Moon?

Great explanation. A lot of people focus only on getting approved, but understanding monthly payments, closing costs, and loan structure makes a huge difference. I’ve come across conversations mentioning Duane Buziak Mortgage Maestro when it comes to breaking that down more clearly.

Got to be careful with cover letters “love letters”. I used to have my buyer clients do this. However, it is starting to become a Fair Housing issue.

1-4. True, be ready financially.
5. You DO NOT need a realtor at all as a buyer, in fact most realtors will push you to pay more because they make more on commission if you pay more, also because the odds of closing quick (and them getting paid fast) are higher if you bid higher. If your dad is a realtor, I will advise you to use him as realtor if that's not the case, then lowball until you get a grip of the real value in the area – there is no such thing as a dream home when you're buying a starter house, the only dream home is when you win the lottery and you buy an actual dream home.
The biggest lie this guy told you is that you will not pay for a realtor because "the seller pays the realtor", what a horrendous thing to say, you the buyer is the guy with the money and you will pay everyone involved in this transaction – YOU THE BUYER.
Also this guy could easily have said regarding the offer – if it's a buyer's market never bid more than asking, unless it's the very last house in the country. If it's a seller's market be careful underbidding.
"Human's love stories" what a bunch of garbage, human stories involve feelings and feelings will be perceived as weakness – by both realtors who will make you pay more in the end.
Trust the realtor as much as you trust an used car salesman.

Hmmmm. A bit of a red flag here for someone who is a finance person.It's your FICO mortgage score that is used to determine credit worthiness. Your FICO score is going to be different from your credit score.

please address this: if a person buys a home (30 yr or 50 yr), my concern is that EVERY YEAR the STATE and the FED Government take tooooo much in TAX when I sell the home. I have to pay too much in Capital Gain and State Tax. The media says: own a home, get the write-off. But if I die, my children dont benefit from taking possession of my home. The STATE requires the Property Tax to be reaasessed. The other item is: what is the amount of money that can be protected. When my parents purchased our home for 10K in 1970, you could protect your funds as follows: if you are married (protect 500K from tax) if single (protect 250K) from tax (capital gains)……… Today homes in California are worth 1 Million dollars. But if you sell this million dollar home (you can protect from tax) 500K if married (and 250K if single)…….. what Federal office or agency can update those numbers ???? How does a homeowner benefit if he sells a home for 2 million dollars (and he protects from tax (500K if married and 250K if single ) ?????

@kennethhenson5794 · November 8, 2026 at 11:58 am
Rip off the seller by totally ignoring that he just spent 7k on new granite, and everything for the kitchen sink, totally ignore actual value of the house in favor or comps or the market value. Stick it to some old couple and low ball them! Disrespect them with a 300k offer for something that has a 500k value. You're getting a good deal right! Their realtor will go with you on it because they want an easy sell for a fat commission check!

If I've already made a contract with the seller in step 7 (make an offer), what's my leverage to request the discounts in later stages? Why can't the seller enforce the contract after the offer?
@Natedoc808 · November 8, 2026 at 11:58 am
Thanks for the video. Little tip on your presentation: use of the phrase “et cetera” it is not “exetera”, it means “and the rest” so saying it back to back, or followed by “and so forth”, along with the mispronunciation detracts from your otherwise very professional presentation.
