the buyer is called the grantee. transfer document is DTE 100 says grantee to sign . The signature is not grantee or grantee representative .But signature is accepted . This form says with cash fee simple . In ohio the who is responsible when cash is stolen or not the person who is grantee . Deed doesn’t have buyers signature. The DTE transfer doesn’t have buyers sign. So the buyer didn’t know it was cash stolen. Now that person sells property and court takes too long. What do you do when they are selling property they stole

Im interested in real estate investment and currently and the ready to begin process with LLCs, and financing approved. I just want to better understand the numbers in the scaling process. Any advice for buying a house that has a separate basement rental suite with its own entrance door, breakers, etc? Plan is to myself live upstairs and have that rental income of the basement suite cover most or all of my mortgage fee.

It’s a trap for most as the economics in America are totally off. At a 6-7% interest rate You can NOT make a home purchase cash flow positive through rent. I’ve done the math multiple times in several different states. Rental market is closer to $2k a month, but you’d need to bring in $3k+ a month. Another thing is that a 30 year fixed at that % means at the end of 30 years you’d have paid more than double the purchase price. Bank actually makes more than the home seller did. 📉
