nothing new about all these methods, moreover : no solicitation will stop you from knocking doors, do not call registration will bring you straight to court of fine . I block all unknown calls or hang up on solicitation if one gets through somehow. to new agents: don’t get fooled by “ mentoring “ programs , you ll find your way by trial and error .

Using a Buyer Broker Agreement should be the agent's choice, not under a threat of a $5,000 fine!

Realtors are so used to being dictated to by NAR that they don't realize that if they come together as one, they have great power to make changes.

For example; This "Buyers Broker Agreement" rule helps no one except NAR itself and needs to go!

Realtors should band together and protest the NAR. They need your money more than you need them!

The dues you pay keeps them in business.

We have been NAR-free for 3 years and have no reason to go back! We have all the same tools you do… just without the trademark, which we find has no true value.

We use "Broker" or Specialist or Consultant" instead of Realtor, and our clients couldn't care less.

That is the only real difference. The only thing you are paying for is the trademark and the fund if you should commit fraud, which no one I know ever needed.

Our E&O insurance includes a legal hotline for free to all of my agents, so no loss there either.

Those are the only 2 useless and unnecessary things that changed when we left NAR.

We follow ethics because we choose to, not because of being threatened by NAR!

I could go on and about the benefits of leaving NAR, but the main thing agents need to know is that the dues they pay is the lifeline of NAR and if agents power together, this BBA nonsense can be stopped!

Stand up and don't be afraid of them! "United we stand and divided we fall."

A lot of agents are afraid of NAR because they worry that they need NAR for MLS access, but that is no longer true.

In the past MLS's which required NAR memberships were sued for millions by agents.

Keller Williams sued for $40M dollars in a class action cold calling lawsuit. Recently I think it was 2023 or 24 sued again this time a texting issue! So i've been wondering why these successful agents are willing to risk a huge DNC lawsuit inorder to cold call. I've presented this issue a few times and no one seems to want to address how to cold call and not get sued. And btw, the $40M class action suit involved some folks that were NOT on the Do Not Call registry. Last year I made a comment such as this one and someone commented back and said somthing to the effect of " oh, no one is ever going to report you." I already know my Broker will NOT pay a fine for me. I know I've probably lost a ton of business through out my career by not cold calling. I've been a real estate agent for 22 years. About 6 yrs or so ago for the first time I made over 100 calls in two hours and got 2 appointments on 2 FSBOs. Made presentations on both and both ended up selling their houses themselves anyway. I'm not afraid of rejection by any stretch. Heck, I sold vaccume cleaners and shoes door to door inorder to pay for collage! Here's what im afraid of "lawsuits!"
Do I struggle? Yes, but at this point in my career i'm not about to take the risk. I do tons of mailings for listings, now a call from that? I follow up like crazy! Because when they call you 1st and have a conversation, after that you're allowed to follow up every day for the next 8 mths.Oh and by the way, the laws here in MD include expireds and FSBOs. The law states if you call a FSBO and get reported you must prove you have or had a real potential buyer for that call.
