As a fellow Mexican American, your opening remarks hit home… it’s appalling how financially illiterate most first gen families are. Our parents barely had enough to scrape by and they don’t understand the concept of living below your means. I get judged for being “frugal” and “cheap” and not using my credit card lol Generational wealth starts with us💪🏼

Work harder. Buy less house . Own a gun to deter crime.

Strong, highly practical framework shared by Javier Vidana for mistakes first-time home buyers make. Prioritizing core high-leverage principles early in the process consistently yields compounding advantage over time.

It is so refreshing how you give your parents grace. So many parents are trying their best. Thank you for saying this in such a loving way. You inspire me

Before buying any house, It is good to watch this educative and funny movie: The Greedy Realtor (Be careful when you buy a house). Definately lot of lessons to learn.

I doubt you'll see this but I've started looking at places just because renting has become so difficult. I found a place at 112,000 not super expensive for a 3 bedroom place, it's a mobile home but it looks nice not super old and at least looks like it's in very good condition. I've already run some numbers and I estimate looking at about 1200/month which is still much cheaper than what I'm paying for rent at the moment. I've got decent credit (650+), I wish I made more money but I feel I can afford something at around 100,000 at least. I should more than likely qualify for first time home buyer stuff but I've only just started looking at stuff so I'm still pretty unsure of where to even start. I also have minimum debts, I finally took care of the student loans destroying my credit and my only debts right now is a RAC payment 100/month and a car payment 300/month and I'm sitting on money from my last tax return that I'm also adding to that I plan to use but I could probably only manage the bare minimum of a mortgage loan (3.5% if I qualify for FHA loan which I believe I should).

Where do I fi d the link for the spreadsheet to calculate the mortgage?

@onehitwonderrrrrr · October 24, 2026 at 7:15 am

Most people buy for looks, and not the reality of things. Will you out go the house within 5 years.

@TMoneyless · October 24, 2026 at 7:15 am

When i get ready to sell I'm getting the most for it whatchu mean you're making your money 😅 I'm trying to make the most possible just like a buyer wants to get the cheapest price

@sillylittlejenn · October 24, 2026 at 7:15 am

Poverty/ a lack of a home isn't a "generational curse," it's manufactured by wealthy people in order to create a lower class to exploit. We have enough resources to all have what we need.

@ssz974 · October 24, 2026 at 7:15 am

My learnings:
1) There is no such thing as a ‘forever home’. Life happens, things change and people’s preferences evolve.
2) A good agent is someone with the heart of a teacher.
3) Get a good attorney, even if one has to pay a little higher than the market rate. It’s completely worth it.
4) Shop for lenders for good rates and terms, and don’t hesitate to negotiate.
5) Look beyond the surface. A new house which has the latest upgrades but has not been lived in could be a big red flag.
6) Do research on the area, neighborhood and the history of the house. Plenty of AI tools available to provide a lot of information.

@bryantwilson1723 · October 24, 2026 at 7:15 am

If bring home 10 grand a month means you can only afford around 2000 mortgage. I guess I’m gonna be homeless.
