Mortgage rates have hit 7.28%, a three-year high. Before you decide to move, evaluate if staying put is the smarter financial play.
With the current state of the housing market, many homeowners are reconsidering their plans. This segment breaks down the reality of moving versus staying when financing costs are at their highest point in years. We focus on the math behind your current mortgage, including how taxes and insurance premiums affect your bottom line.
A fixed-rate mortgage provides stability that is hard to replace in this economic climate. We examine the true cost of trading that security for a new loan. If you are serious about managing your real estate like a business, you need to weigh the cash flow implications before making any drastic changes to your living situation.
Let me know in the comments: are you holding onto your current rate, or are you looking to move despite the numbers? Subscribe for weekly financial strategy breakdowns.

P.S. Hey, if any of this stuff resonated with you, I’ve got a couple things that might help:
The newsletter — it’s called Shadow Capital Brief. Basically I take all the confusing money news and break it down so you actually know what to do next. 👉 https://ShadowCapitalBrief.com
And look, if you’ve spent decades building something — a business, some properties, a nest egg — and the thought of a lawsuit or the tax code chipping away at it keeps you up at night… I put together a plan for locking it all down. Entity structuring, tax strategy, estate stuff. One attorney, one plan. 👉 https://ProtectWhatsMine.com
Oh, and one more — insurance is a necessary evil, but the rates move constantly, so you should be shopping it at least twice a year. Most people set it and forget it for a decade and overpay the whole time. Here’s a quick survey to see if you’re getting hosed on your homeowner’s coverage 👉 https://epic1.short.gy/Insurance
Legal Stuff, Disclaimers, and a Dose of Common Sense
Since you made it all the way down here, here’s the real deal:
Everything on this channel—videos, posts, wild ideas, occasional rants—is mine. Epic Real Estate is a real company, but what you see and hear here is me sharing my personal thoughts, observations, and questionable opinions for your information and entertainment only. Not financial advice, not legal advice, not “go do this and sue me if it goes sideways” advice. Just a guy sharing what’s worked, what hasn’t, and what I think might work if you’re bold (and a little crazy).
I do my research, double-check facts, and try to keep it all up-to-date. But sometimes, I just share what I’ve seen, lived through, or picked up along the way—which might not always be verifiable or true for everyone. Stuff changes. Your mileage will definitely vary. If you’re about to make a big financial move because you watched a YouTube video (mine or anyone’s), please—get some professional advice first. You’re a grown-up. Own your decisions.
Heads up: Sometimes I recommend products or services. I might get paid. I might not. I only talk about stuff I think is useful, but don’t take my word as gospel—do your own homework.
Oh, and as for the cool stock images, music, or footage in these videos: all properly licensed and not for you to reuse, screenshot, or swipe. Don’t be that person.
Bottom line: You’re responsible for what you do with your own money, time, and energy. I’m not liable for anything that happens to you as a result of watching, reading, or listening to my stuff. Don’t blame me for your losses, and definitely don’t credit me for your wins—I’ll just say “told ya so.”
That’s it. Now go do something cool.

🤔❓What do you think?
It's late Saturday night. I was reading the headlines, and this one couldn't wait. News moves so fast these days that by the time I finish a full video, it's not uncommon for it to be old news by the time you see it. So I skipped my normal process and took over the editing controls myself whipped this up in less than two hours.
Straight to the point in under four minutes.
Would you want more of these? One, two, maybe three short news hits a day to keep you current? Some days it would be zero depending on the news cycle. Could that potentially be too much, and I should stick with business as usual?
Reply MORE or SAME. And if it's MORE, tell me one thing that would make these better.
On a slight side note… some peeps are confused about what I do here… and they think this is a political channel. It isn't. It's a homeowner defense channel. When the banks, the Fed, Washington or some fraudster makes a move, I take that headline, dig deeper, and break it down to what it means for your house and assets and what you can do to protect them.
Run your house like a business. Defend it like your home.

rates should be 3 percent

What housing market? You can or can't afford to buy and keep a house. What's to understand?. Its that simple. And less people can afford to buy a house. Frankly who wants or needs the problems. The cost to keep a house goes up every year.
@fuzzy1514 · October 19, 2026 at 5:16 am
stay in the home you have no problem.
@travisbutler5905 · October 19, 2026 at 5:16 am
Buyers, make your offer based on the what it was worth in 2020-2022 no matter what the price is. If they want $500K but it was worth $225K in 2020 offer $250K. Sellers are delusional. Ignore Zillow, ignore Redfin, ignore all real estate professionals. Unless, they meet your price, don't buy. They're colluding against buyers we should collude back. Make super lowball offers. If real estate agents won't cooperate fire them or sue them. They're legally required to make the offer. But, whatever you do, make the offer. The more buyers make super lowball offer the more sellers will get their heads out of the clouds and come back to reality.

Something is really wrong with the housing market and it is ok if it will drop to more than 55% so most people would be able to afford rent, and even few can afford to buy a house as interest rate will continue to go up to 8 to 12 % in the future.
@shaheen8344 · October 19, 2026 at 5:16 am
The Nationwide Surge: Lenders repossessed 5,794 U.S. properties in August 2026 alone—a 42% increase from 2025 and a 22% jump from the previous month. Total foreclosure filings (including defaults and scheduled auctions) hit 40,277. For Money First
@candyman301 · October 19, 2026 at 5:16 am
Yeah something is wrong alright. Way way way to expensive.
In 2012 lots in rural areas in Palm Coast were selling for 1500 dollars. Now same lot $75,000.

AI crash?
@stevematatu1459 · October 19, 2026 at 5:16 am
The Fed is raising rates to force deflation…. Deflation means lower prices and the housing people have decided to play chicken with the Federal Reserve. Who will break first??? Probably the entire economy.
@M21-r7x · October 19, 2026 at 5:16 am
No market crash is going to happen people…stop speculating and feeding off the media.
These rates are the new norm. This rate correction should've been done years ago.
@leeparker5310 · October 19, 2026 at 5:16 am
7.25% few people are buying

This is bullshit. Nobody changes their offer on a house based upon current interest rates. I’ve bought and sold a lot of houses over the past 40 years. The current interest rate is never a factor. This video is bullshit.
@CallieMae3 · October 19, 2026 at 5:16 am
I wanted a home with a regular sized yard, and when I purchased my home 1993 the interest rate was 7%. I got an adjustable rate loan and refinanced when rates were more favorable. Adjustable rate, and rate buydown loans are available when interest rates are inflated. I'm so tired of hearing the young people whine because they can't purchase what their parents have. Back in the day we didn't have the salaries they have today either. It's all about priorities.
@JoshWi77iams · October 19, 2026 at 5:16 am
Or make an offer that leaves an allowance to PAY DOWN your interest rate.
@BobSmith-j3j · October 19, 2026 at 5:16 am
Great time to buy though lol
@bchernyha · October 19, 2026 at 5:16 am
This video said a whole bunch of nothing lol. Basically just a rehash of why this is a frozen market. Been frozen for 4 years bud. We get it

I'll watch and listen either way. Thanks 👍

40% of helocs are being used 100% to stay in existing homes…let that sink in…
@michaellalanae72267 · October 19, 2026 at 5:16 am
Homeowners are under water , most will be forced to borrow every dollar the banks will allow and simply walk away and rent , file bancrupcy , saving lots of money every month, in "08 every one got this idea at once leaving the banks holding the bag while the government bailed them all out , this will happen again ,
@rvlyssup · October 19, 2026 at 5:16 am
Here's an idea…make Freddie / Fannie loans assumable…doesn't have to be permanent but would certainly help some.
Buf greedy banks won't go for that.
@EdwardHunter-d8c · October 19, 2026 at 5:16 am
You want to put a percentage on a loan ,and the Banks are scanning you also. Sense you want to play ok ,You build the house the way I want and I wilsel stay in it and your pay for water ,gas and electricity, now I will manage to for 10 years ,than you will build me another house.
