Useful information.

My cousin was a realtor for Coldwell Banker at the time and everything you said was 100%. When we listed my great aunts house, it was cluttered, dirty and packed to the brim. You couldn't even walk in the garage. We all pulled our bootstraps up and with the team work we did it paid off. We had all the walls psinted white. My cousins brother inlaw sanded, stained and polyed the floors, we deep cleaned the kitchen and two bathrooms, we moved all the clutter and furniture into storage. Since the kitchen floor was sheet vinyl and dingy, after cleaning it we placed new sheet vinyl over it. We painted the basement floor. Myself and my cousin since the housecwas small repainted the exterior the same color as it was only a cape style house, planted geass seed and placed mulch around the the shrubs we trimmed. We had the doorbell fixed and updated the ceiling lights. All the stuff in the garage we tossed in a dumpster. The only other thing we did in the kitchen was get new stove and refrigerator. Other than that it smelled clean, looked shiny and new. House sold within two weeks.
When my sister tried placing her house on the market she was very stubborn and refused to listen to us then she complained about why her house was still sitting. We told her to get rid of the big theatre style sofa, get rid of the clutter and toys from the house and basement also offered to repaint her two exterior doors and place mulch around her shrubs. Mind you she also lives in a cape style house too. We aldo offered to powerwash her wooden fence and stain it. You know what her response was, I shouldn't have to clean, paint or clear out anything. I told her then guess what, I guess you will be stuck then with a cluttered house that won't sell. That was over a year ago and she still hasn't budged. She also listed it at a very high value which may have been another reason.
Everything you said is so on point. So happy I fell upon your channel 😊

If everything works as it should, don’t “fix” anything, the new owners will just change it anyway.

I have a bunch of dwarf fruit trees, 4 in the front yard and 6 in the back yard (medium size suburban house). They are densely planted. They look beautiful in spring and produce juicy fruit but honestly make the mowing job much harder as you have to mow around them without breaking their branches. Do you recommend I take them out and fix the law before selling?
@vvsiva007 · October 22, 2026 at 10:04 pm
Make sure that as a sane seller who wants their buyers to happily live in there for 5y at least without daily scolding.

We just closed on our home sale a couple days ago. It was fine while we were in our mid-30s but now in our mid-70s, it's just too much. We emptied nearly half of our belongings into a storage unit, replaced two cracked windows and deep cleaned. My gut feeling was to fix the tiles in the bathroom, and cover the popcorn ceiling in the family room but my adult kids said sell it like it was, which is what we did. We priced it a bit higher than I expected but received 4 offers in the first 3 days. Sold it on the 4th day for $110,000 over our asking price! Cash offer, no inspection and no appraisal. Moving to a condo/apartment to a rural area, which is on one level, 2 bedrooms, 2 bathrooms, attached 2 car garage and no more yardwork, or shoveling snow.

Should you replace wood siding (Luisiana pacific that had class action law suit) if it is in bad shape?

Should we remove the ramp we put on to the front step when my husband broke his leg? The ramp is very handy for people coming to visit who find stairs difficult.

We have a home for sale in my neighborhood with a concrete driveway that has a lot of cracks. Someone did a "repair" that had the same visual end result as using a highlighter pen. Their repair only helps people see where all the cracks are. The cracks are the first thing you see when looking at the driveway.

We cleaned our house and took out the personalized things. House sold in five hours….
@W4PGM · October 22, 2026 at 10:04 pm
I disagree with the landscaping comment. Refresh the mulch, pull the weeds, replace dead bushes and have the trees trimmed. I’ve done this on every rental I’ve sold. The walk up first impression is one of the most important in my opinion. But I’m just a landlord not a realtor and I did not stay in a Holiday Inn Express last night so what do I know.

I had a full demolish house on acrage buyer wanted the land for a s/d seller just spent 75k on remodel i buldozed whole house after pulling out new fixtures ,carpet,applances😅
@NumbNong7489 · October 22, 2026 at 10:04 pm
Like the Deep clean and De-clutter, and De-smell. I suppose the trick is if you are trying to sell a home it needs to be functional. So, if the kitchen has major defects like cracked tiles, mouldy cabinets it may be still worth a renovation but as suggested in the pod cast suitable quality for the houses general value. Also, add-ons without a permit probably worth removing as many people will reject the house outright.
@CrossyDev · October 22, 2026 at 10:04 pm
Regarding "don't replace flooring", this lesson was already emphasised to me by my parents. When they purchased our current home, the previous owners decided to re-carpet portions of the house. My parents did not want carpet, so it didn't change the value of the house & the previous owners wasted a few thousand dollars…
@Arthag-f4m · October 22, 2026 at 10:04 pm
I’ve seen so many houses online with different flooring in every room, mostly the cheapest faux wood grey stuff, often I can see it buckling slightly due to the owner doing it themselves. Often I see that in much older houses where I know there’s original wood flooring underneath. The way I see it, it’s not a selling point, it’s more work for me because I’d tear it out. We’re leaving our kitchen as is so whoever buys it can choose their own kitchen, rather than us installing the one we assume someone would want.
@ithacacomments4811 · October 22, 2026 at 10:04 pm
In my area buyers of new homes rip out all the builder grade items and redo.
So sad that new cabinets, toilets, sinks, etc. go in the landfill.

I thought California was redlined from the US?
@SoCalRegisteredNurse · October 22, 2026 at 10:04 pm
I’m putting my home on the market this week. I was talking to my realtor as she was about to go show a different home and she said, “Oh god it is pungent in here! I don’t know how I’m going to sell this home” 😂 Thankfully it wasn’t mine. I let in fresh air every day by opening windows and utilizing exhaust fans and HEPA filters for the AC

Real estate agents: exploiters extraordinary! Don’t care about your self respect or your reputation as long as it is at some one else’s expense

What about new appliances?

If i wanted to fix all the stuff the inspection revealed i would stay…hence why i am selling…your problem now
@regtowers4914 · October 22, 2026 at 10:04 pm
Excellent advice – so tired of realtors that want to put $ into the house with new doors new windows that work fine – a fresh coat of paint does wonders
@MichelleMorales-d3t · October 22, 2026 at 10:04 pm
First absolutely thing you should NOT ever do is to move to California.
@stuartshaul9601 · October 22, 2026 at 10:04 pm
As a seller, not an agent upgrades, will bring you TOP DOLLAR! I installed a brand new kitchen with brand new top line appliances and the house Sold the on opening day. 4 bids above the asking price. Regardless to what they tell you, they 're just looking for a quick sale. Upgrades brings you TOP DOLLAR $$$$$$$
@stuartshaul9601 · October 22, 2026 at 10:04 pm
You should fix and repair anything that can bring you TOP DOLLAR regardless to what your told. AC, electric upgrade, roof, floor tiles, paint interior / exterior… This all makes a huge difference. Brings you TOP DOLLAR. Most agents are just looking for a quick sale. The big paycheck, they make their money either way.

No one could sell their homes over 400k in our community in Vegas couple years ago, but I had to sell my rental. Found the following on Marketplace: engineered hardwood remnants for a buck a foot, three complete Kohler toilets for $27 each, modern light fixtures and fans for almost nothing, stainless steel kitchen and laundry appliances for $600 total, had them installed using Home Depot labor, if you know what I mean. DIY painted walls and all yellowed cabinets white in kitchen and bath, and replaced laminate with quartz countertops. Total cost – $13k. My Zillow description sounded like an infomercial. I squeezed in all the bling I could think of – location, views, parks, schools, safety, etc. Sold in a month above asking for 430k. This dude is saying don't don't don't. But I did did did. You need to know the market, Half of Vegas buyers are from California where their junky homes sold for a million or more. They're not coming to Vegas looking for more junk. A pretty turnkey house with hardwood floors that checks all the boxes for only 430k? No sweat! Some unrenovated homes in my community are still on the market or they just decided to rent them.
