Closing day nerves are real for everybody. For the vets and first responders watching, this is where a zero down VA loan changes the whole math, way less cash to close than most first timers expect. Solid breakdown Javier.

Had an inspection on a house I liked and when provided the list of modern upgrades, I asked for the paperwork or documentation of what all was done, who did the work and if there are any warrantys on the upgrades. After a few days of silence and blowing off the request, we backed out.

5:34 this is exactly where I’m at. I’ve been searching for a house & researching stuff for over 5 months & feel confident in the decision I’m about to make.
But I’ve been sleeping on it for at least 5-6 days. Because I found this house I REALLY REALLY like…. But it’s 300k… & it’s only 2 bedroom 3 bath. But it’s in portland, in an area right by the max line & tucked behind two of the main roads so it’s quiet but one or two turns spits you on to 1 of 2 main roads depending which way you wanna go.
So it’s a really good investment in the long run & the more I write this message the more I want to do it.
But it’s all happening so fast, because I was gonna do a FHA low income type loan thing but I’m finding out the more I put down in the beginning, the lower my long term loan will be & now I’m trying to figure out the percentage of actual loan is gonna be for the long term investment Vs the short term & the time it’s gonna take for me to get all the closing costs & other things to make sure I’m COMPLETELY COMFORTABLE. We already toured the house & I really really want it, I drove by it at night & it was super chill & felt safe. So I’m almost certain I’m gonna get it, I’m gonna sleep on it & hopefully have a decision by tomorrow or Wednesday. Cause I am 29 & need to get out of my parents. But after getting accepted for a 1400 1 bedroom apartment & realizing I could get a 2 bedroom house for 600 more is way more worth it.

Would love a video for people after buying and moving in. I’m in week 2 of my new house and it’s a huge undertaking to manage all the things that are needed. Gardening, furniture, interior design, water/power, not to mention all the other things that are needed. Moving is brutal

Consider that when most people put 3.5% down on an FHA mortgage with debt to income ratio at 45% they probably shouldn’t be even thinking about homeownership! Especially if they have no savings!

So me and my husband started working a little over 6 months ago right out of college. We are both making 80k a year. We have around 40k saved up for the downpayment/ closing costs, emergency, etc. Do we still have to wait 2 years to have our tax returns and get qualified?
