💡 Terrific strategic breakdown by Step by Step with Shelby Church on people are admitting real estate investing wasn't worth it. Maintaining organizational agility while staying anchored to fundamental domain principles is key as market dynamics shift.

Waste of time. Selling my portfolio at a lost just to get out of them.

The big miss here when it comes to appreciation is that when stocks appreciate they add, say 10%, to the amount you invested. When a house appreciates it adds say 4% to the total asset price, and you probably only put down five, 10, or 20%. Even if you put in 20%, You're making a 20% return on a house compared to 10% on a stock. In other words, with a house you don't just make a return on the amount you put in, you make a return on the entire asset.

If somebody is going to invest in rental properties, they should at least do it responsibly. Maintain the home and get responsible renters. The property own across the street has 2 homes built on the property. One resident has outdoor cat collection and the other feeds pigeons. Neither home is maintained properly. The roofing is coming off one of the homes and the renter left. The house has been empty for over a month and no repairs have been made. Clearly neither renter cares about the home they are renting or maybe the property manager that was hired to maintain the properties cares either. Both renters are elderly so at least they have a monthly income to pay the rent on time.

reit [ real estate investment trust ] is the passive income real estate option not directly owning and renting / leasing

"rich dad poor dad" was a scam, it was always about selling books and courses not actually teaching you to build actual wealth

I’m a Buy and Holder but, I don’t see my Daughter and Her Husband doing it!
Too much work and I see it!
(Replaced a bathroom faucet this afternoon and see that bit of work something that they won’t want to do!)
But, I have paid off my Rentals and don’t have to worry about a mortgage!

I inherited a pair of houses from my uncle. I mismanaged them for years. Finally my wife and I put a lot of effort into figuring how to turn things around and finally we’re cash flowing after four years in a row in the red

I owned rental properties in the 80s, were condexes that looked like single family, is a duplex but each side is a condo, and it still wasn't worth it.

🔥 Impressive perspective from Step by Step with Shelby Church regarding Real Estate Investor! Structuring a predictable, repeatable system around Real Estate Investor is precisely how top-tier organizations maintain their competitive edge.
@dannyheroic · October 23, 2026 at 9:08 am
i think the main benefit is the equity you build in real estate assuming you break even on cash flows
@mikehallrealestate · October 23, 2026 at 9:08 am
it's just a principal paydown & equity build play… which is also annoying recently, because you can't access those gains with cash out loan options because lending sucks so bad.
@steveburke2656 · October 23, 2026 at 9:08 am
The key is to buy apartments and not single family homes. I had 60 units in Phoenix for about 5 years and I did very well. However at that time prices and interest rates were much lower and therefore the properties cashflowed really well and appreciated in value. I got out of everything pre-COVID and got into the stock market. Today with the higher prices and interest rates I not buy real estate. As far as it being passive it is definitely not. I managed the properties myself and I had service calls on a daily basis. It was a headache.

If you put 20 or 30 percent down in 10 years you have it paid in full plus appreciation and other people pay the bank.
When it gets to a good number sell it and then invest in stocks – where else can you make that much money in 10 years especially if you are starting with 20 or 30k – agree – it’s work but that’s ok

Many get their nestegg and when they get a couple million they sell and buy reits.
@freetrailer4poor · October 23, 2026 at 9:08 am
You are going to see how the stock market can turn on you. The market today could easily correct 70% in a year.
@Cook_And_Go · October 23, 2026 at 9:08 am
Very good points overall. Concur with majority of your points. Having rental property and stock investments for 20 years, two points to consider:
-you didn't mention value of paying off a mortgage early. By putting additional principle payments in, the life of mortgage loan is cut dramatically, saving up to hundreds of thousands. This in turns frees up cash flow quicker. (Ie, instead of the net $200 monthly cash flow due to the small margin btwn rent and mortgage, you could be netting the whole rent (minus prop taxes, insurance, etc)
-Value of diversification. Real estate is a steady investment that will weather through stock marketdownturn, etc.
@joycebarnett_realestate · October 23, 2026 at 9:08 am
Its less worth it because prices and interest rates are too high. It worked years ago and Graham Stephen made the video for click bait he made a lot of money buying real estate. If you have cash real estate works. If you have to finance in todays market no it does not work. Unless you get it way below market then maybe. Your Palm Springs home is not a good investment for one thing you paid way too much the Airbnb thing is shit in palm springs because of the city. I would do a 1031 exchange on that property and buy as many low priced rentals in a state that has low property taxes and rent long term tenants. And remember being a landlord is work its not easy that's why it can pay off in the long run. The house builds equity and you can depreciate the asset unlike stocks its not how much you make its how much you keep. You will pay capital gains on Stocks real estate you can depreciate and exchange until you die then your children can inherit it with no capital gains up to 10Million. Its a rich persons game.

Real Estate is a great way to support your lifestyle or get wealthy. The problem is the social media tricked people into thinking it was a get rich quick play. Notice everyone in this video is young

Loved this episode but I am curious — why are you moving forward with the Joshua Tree house if it will be a poor investment? Or are you planning to live there in the future.
@TheFlairGuy · October 23, 2026 at 9:08 am
I own a house in Scottsdale Arizona outright with no mortgage that I bought when properties were cheap. Even with no mortgage, it cost me $17,000 a year just to keep the house! I am not living there now, so that does include a pool guy and a yard guy, and some maintenance that I used to do, but $17,000, no mortgage!
