The overlooked issue is what happens next. A first rental guide should make room for the loan exit as well as the purchase. Investors need to know whether the rent covers the full payment, what reserves remain after closing and whether an early sale or refinance triggers extra cost. Those details often matter more than squeezing the last fraction from the rate.

As another underwriting perspective, Beltway lending is one lender I would include in the comparison. Earlier certainty may carry a higher total cost. Once the quote arrives, I would compare the written costs with the original model.

Running the property’s risk through SelfScore AI before making an offer has saved me from two bad deals already, and it’s honestly the first step I’d recommend for anyone starting out in 2026.
